1. Bookings can be made by telephone, but must be confirmed with a completed booking form and the required deposit. You are advised to take out a holiday cancellation insurance.
2. A deposit of not less than £100.00 or the agreed amount should accompany the booking form. The balance is payable six weeks before the holiday commences. Bookings made within six weeks of the arrival date should be accompanied by the total amount.
3. If you are forced to cancel your booking, please telephone immediately and confirm your cancellation in writing. You are liable to pay the full balance due on the cottage you have booked. The Proprietor will make their best efforts to re-let the cottage in which event your liability is reduced to the difference between the two bookings if any, and a £25 administration fee.
4. The Proprietor reserves the right to cancel or alter the booking arrangements. In the event of a cancellation, the Proprietor shall only be liable for the return of monies received.
5. The cottage is available from 2.30 pm on the day of arrival until 9.30 am on the day of departure.
6. Guests are responsible for the condition, furniture and fittings of the cottage. Whilst accepting that the cottage is cleaned between ‘lets’, Guests shall leave the cottage in the same state of cleanliness and general order in which it was found. An additional charge may be levied if extra cleaning is required. All damage and breakages are the legal responsibility of the Guests and the Proprietor should be informed immediately. Their costs shall be refundable on demand.
7. The Proprietor is not liable for any injury, loss or damage to any Guests, or members of the Guests' party or their property or their visitors. Nor is the Proprietor responsible for any inconvenience caused due to circumstances beyond the control of the Proprietor and acts of negligence or wilful damage caused to the Guest or members of the Guest's party by another person. In the event of misbehaviour or other necessary cause the Proprietor reserves the right to terminate the let without any refund of letting monies.
8. During the Guests right to occupy, the cottage must not be occupied by a greater number of people than stated on the booking form and must not be sub-let. The Guest's right to occupy the cottage is limited to a right of occupation for holiday purposes and such a right will terminate at 09.30 am on the scheduled date of the completion of the holiday.
9. The Proprietor or their representative shall be allowed access at any reasonable time during occupancy for the purpose of emergency maintenance or repair or any other need.
10. Pets are not to be left unattended in a cottage without prior notice to the Proprietor. It is expected that all dogs have their own basket or clean bedding, that they are not allowed on any furniture, and that the cottages are left free of dog hair otherwise a charge will be made for any extra cleaning required.
11. Smoking is strictly prohibited in all of the cottages.
12. The information and descriptions contained in the Proprietor's brochure are for guidance only. The Proprietor shall not be held liable for any misdescription or false information contained therein.
13. These conditions and prices as published, may be varied by the Proprietor as necessary due to changes in statute or statutory instruments.
